274± acres in Newberry purchased by land development company from Texas

GAINESVILLE, Fla. – Colliers International’s GNV Commercial Advisory Team has successfully facilitated the sale of 274± acres of prime land in Newberry, located at 21236 W. Newberry Road. The sale was executed on behalf of Glaeser Tract Investment, LLC, marking a significant transaction in the region’s real estate market. The Buyer, HCNB SAPP, LLC, hailing from Southlake, Texas, entrusted Land & Homes Real Estate Brokers in the transaction.

HCNB SAPP, LLC, a land acquisition and development company, has expanded its footprint into the Florida market with this strategic acquisition. While specific development plans for the tract remain undisclosed, the transaction underscores the enduring appeal of Florida’s real estate landscape to investors nationwide.

Rory Causseaux, Lead Agent at Colliers, commented on the successful transaction, stating: “This sale marks a pivotal moment in the evolution of Newberry’s real estate market. The significant interest from a respected land development company like HCNB SAPP, LLC, underscores the intrinsic value of this parcel and the potential it holds for future development initiatives.”

With the transaction finalized on April 23, 2024, stakeholders eagerly anticipate the future developments that will unfold on this expansive tract of land. As Newberry continues to grow and evolve, investments of this magnitude serve as catalysts for further economic expansion and community development.

  • Did they get their big-box store ordinance completed? I guess not.

    On the other hand, given the hate the Alachua County Commissioners have for Newberry, it’s going to take an awful lot of sucking up and meeting conditional mandates before anything gets done.

    I wouldn’t be surprised to see some lawsuits coming as a result.

  • Now everyone knows why Newberry commission wanted to “know your thoughts”about big box stores…..they already knew what was coming….

  • Here it comes. I knew when Marlow started pushing for Publix that that was only the beginning. A small minority will be making a killing while the rest of us will suffer from the deteriation of Newberry that we all know and loved.

    • For once I totally agree with a comment on the Chronicle. Lived in Newberry for almost 50 years now, and it’s quickly transforming from the town I love to another Butler Plaza. By the time my kids are my age, I shudder to think of what they will be living in.

      • My family has ties from the 1800s in Newberry, I myself went to NHS (I’m 39)… Well known.. I moved to clay county during covid bc of alachua county being ridiculously polictal.. I’m going to miss the old Newberry… It’ll never be the same again. It’ll soon be over ran by people from up north getting away from the disaster they created and think that their opinion really matters (not to me anyways) but the rivers will overran now, the springs, gone.. overload central… I’ma miss my childhood that’s for sure. It’ll never be the same in Newberry… It’s slowly turning into Gainesville.. have y’all not seen Gainesville? It’s like the baby version of Houston or Newark… Let’s build grace and give to the drug addicts that don’t want better lives and choose to be homeless.. able body people sucking off the government 🙄.. bumming at every redlight and even right at the door of a store, no remorse… Listen to the scanner on the calls they get.. it’s wild… Like why tf don’t they have a substation there and 2-3 officers walking the premises?.. better idea…demolish the entire place, and build another place of employment or day labor so they’ll migrate elsewhere. Like 40-50% of them ain’t even from here. They came here to do nothing… Start picking random names that are unemployedv”residents” who sign for food and whatever else they have to sign to stay there and ship em with the military to do whatever tasks they have.. I mean… In 20 years.. Florida will have turned into New York…. I’ve dealt with the humid ass heat enough, I’m ready to move move.. just gotta find somewhere away from stupid people 🤷🏽‍♂️🤞🏽💯

    • The tract listed on the website is west of the tract they just acquired and on the southside of SR 26.

  • If it is in the city limits of Newberry the county commission doesn’t have any say in the development. If it is in the unincorporated part of Newberry, then yes, the county will have it’s say. If it is more moranda type home builders, then it will not be such a great addition to Newberry. The huge challenge is that we are in dire need for more housing in the area and if done right, could be a boost to our county. Growth is always tough and those already here don’t want more and those that want to come here want it 🙂

  • I am concerned about the impact of this future development. Do we have enough room for kids in our local schools? I think we will be ending up building more after this.

    • The newest elementary school out on Parker Road is under capacity, so they have some room. But, other than that, I do believe we will need more schools with more growth to the West. If done right, growth can be wonderful. I hope all pans out successfully.
