GACAR supports minimum lot size reform to tackle housing inventory challenges and safeguard property rights

GAINESVILLE, Fla. – The Gainesville-Alachua County Association of REALTORS (GACAR) has taken a proactive stance in addressing the critical shortage of housing inventory in the region by endorsing Commissioner Eastman’s proposal for minimum lot size reform. GACAR recognizes that modifying regulations related to lot sizes is a crucial step in mitigating the housing crisis while concurrently protecting private property rights for homeowners and aspiring buyers.

The scarcity of available housing has become an increasingly pressing concern in our community. As the demand for housing continues to surge, limited inventory has led to rising prices, making homeownership an unattainable dream for many individuals and families.

In response to these challenges, GACAR is advocating for reforms to the existing lot size regulations that can impact the creation of new housing units. By reconsidering and potentially reducing minimum lot size requirements, GACAR aims to encourage the development of smaller lots suitable for diverse housing options such as townhomes, duplexes, and other missing middle housing types.

“One of the most effective ways to address the housing shortage in our community is to reevaluate the minimum lot size regulations,” stated Ericka Gilchrist, 2023 GACAR President. “By advocating for more flexible lot size requirements, we can encourage the construction of a variety of housing types that cater to the needs of our growing population while also upholding property rights for homeowners.”

GACAR firmly believes that reforming lot size regulations can foster innovation and diversity in the local housing market, enabling a more inclusive approach to homeownership. These changes can facilitate the development of more affordable options, accommodating a broader spectrum of residents, from first- time homebuyers to downsizing seniors.

The Association emphasizes that these proposed reforms align with its core values of promoting housing affordability, accessibility, and protecting property rights. GACAR is committed to working collaboratively with local policymakers, stakeholders, and the community to implement changes that will positively impact the housing landscape in our community.

  • Leave it to a bunch of idiots to follow another idiot’s recommendation.
    That’s all needs be said ’bout that.

  • Of course the realty group endorses it, that means more sales commission for its members.

    New housing units means more sales. It’s not about a “housing crisis”. You want to lower housing costs, reduce property taxes, eliminate over regulation, reduce permits and fees.

    In other words, defund government.

    • “Permits and fees” are not high in Gainesville, and unlike the county and Newberry, there are no impact fees for single family residences.

  • Keep killing single family homes and neighborhoods. Eastman wants to turn the city into a South American cardboard housing mecca.

  • Existing homeowners should be able to add “granny suites”, or split lots if they wish. But their HOA may have different ideas. Hence the ability to move, too.
    It’d be faster to build efficiency units for single adults, owner occupied and deed restricted.

  • Does anyone know how this will effect properties that have homestead exemptions? I know this is one of the reasons why people like Eastman hate single family zoning. They don’t make enough money off of homesteaded properties and they’re limited to how much they can raise the property value every year.
